What is the difference between the MSA and the MBA?

The MBA (Mortgage Brokers Act) is the current law that regulates mortgage brokers in British Columbia.

The MSA (Mortgage Services Act) is the new law that will replace the MBA. It is scheduled to take effect on October 13, 2026.

What does this mean for you?

If you register now, you will complete the current MBA education program. You may need to complete additional transition education once the MSA takes effect.
If you wait for the new MSA program (expected mid-2026), you won’t be able to provide mortgage services until the new Act officially starts.

In short:
MBA = current system
MSA = new system coming in 2026

Can I use the time remaining on my Real Estate course to prepare for the Mortgage Broker exam?

No.

Although some chapters may overlap between Real Estate, Mortgage Broker, and other licensing courses, each program is separate and has its own specific material, structure, and exam requirements.

You cannot rely on Real Estate course materials alone to prepare for the Mortgage Broker exam.

Each course requires:

A separate registration
Separate course completion
A separate exam

If you plan to write both exams, you will need to register for each course individually.

Passing the exam is just the beginning — and we’re here to support you beyond that point.

If I don’t feel ready on the day of my exam, what should I do?

If it’s the day of your exam and you truly do not feel prepared, it is usually better to postpone rather than risk using an attempt.

You have two options:

Option 1: No-Show

If you do not attend your scheduled exam (even if you arrive and decide not to go in), it will not count as an exam attempt.

After 24 hours, you can log back into your UBC portal and rebook a new exam date.

Option 2: Cancel Your Exam

You can officially cancel your exam through the UBC system.

However:

You will not receive a refund
You will need to pay the exam fee again when rebooking

⚠️ Important:
Failing the exam does count as one of your two attempts.
A no-show does not count as an attempt - but you will still lose the exam fee.

If you’re unsure, it’s often smarter to postpone than to risk failing and triggering the 90-day waiting period before your second attempt.

What do I need to bring on exam day?

On the day of your UBC licensing exam, you must bring the following items. Make sure you prepare these in advance — if you forget them, you may not be allowed to write the exam.

1. Calculator
Bring your own calculator. If you do not have one, UBC can provide one for you.

2. Government-issued photo ID
You must bring valid photo identification, such as:

Driver’s license
Passport

The name must match your UBC registration.

3. Passport photo
You must bring a passport-style photo with the date stamped on the back.

Important:

The photo must be taken within 1 month of your exam date.
Photos older than 1 month will not be accepted.

4. Examination Admission Ticket (EAT)
You must print and bring your Examination Admission Ticket, which is available through your UBC portal.

⚠️ If you do not bring all required items, you may not be permitted to write the exam.

What are the requirements to book my exam?

To book your licensing exam with UBC, you must complete two mandatory requirements:

1. Submit all required UBC assignments
All assignments must be completed and submitted within your registration period.

2. Satisfy the English Language Proficiency Requirement (ELPR)
If required, you must take the CELPIP General test and achieve the minimum required scores.
Once you receive your results, you must upload your score report to UBC for review and approval.

Only after:

All assignments are submitted, and
Your ELPR has been approved

…will you be eligible to book your licensing exam.

What is the difference between the Zoom classes and Online Only?

The content covered is the same in both options. You will learn the same material whether you choose Online Only or Zoom classes.

The difference is support.

With Online Only, you study independently using our lesson videos and course tools at your own pace.

With Zoom classes, you get:

A live instructor
The ability to ask questions in real time
Clarification on difficult topics
Added accountability to stay on track

We recommend the Zoom classes for students who:

Feel they may struggle with motivation
Like to ask a lot of questions
Need extra clarification
Prefer structured learning with live interaction

If you are confident studying independently, Online Only works well.
If you want guidance and accountability, Zoom classes are a great option.

What happens if I don’t meet the required CELPIP score?

UBC requires a minimum score of Level 7 in each category of the CELPIP General test:

Listening – Level 7
Reading – Level 7
Writing – Level 7
Speaking – Level 7

If you do not achieve Level 7 in all four areas, you will need to retake the test until you meet the minimum requirement.

Until your ELPR is satisfied:

You cannot book your licensing exam
You cannot move forward in the licensing process

It is important to prepare properly before taking the test to avoid delays in your licensing timeline.

Can I submit my ELPR after I write the exam?

No.

Your ELPR must be approved before you are eligible to book your exam.

What type of CELPIP test do I need?

You must take CELPIP General (not CELPIP LS).

Do I need to take the CELPIP test?

Not always.

You may not need CELPIP if:

You have a recognized bachelor’s degree (submitted to UBC for review), or
You completed qualifying education in English.

If UBC does not accept your education credentials, then you will need to take the CELPIP General test.

When do I need to complete my ELPR?

You must satisfy your ELPR requirement before you can book your licensing exam.

It is also required within your registration period - do not leave it until the last minute.

What is ELPR?

ELPR stands for English Language Proficiency Requirement.UBC requires proof that you can read, write, and understand English at a level strong enough to complete the course and pass the licensing exam.

Can I register with GOBC only and not UBC?

No.

To become licensed in British Columbia, you must register directly with UBC Sauder School of Business.

GOBC is a companion course. It is a support program designed to help you understand and pass the UBC course and exam faster and more efficiently.

UBC registration is mandatory.
GOBC is optional support.

How many assignments do I need to submit?

There are 20 assignments in the full Real Estate Trading Services course.

You can submit 2 per week, meaning the minimum completion time is about 10 weeks before you're eligible to book the exam.

What happens if I don’t submit my assignments within the first year?

You lose your registration and must:

Re-register with UBC
Pay the registration fee again
Start over

What is ELPR and do I need CELPIP?

ELPR stands for English Language Proficiency Requirement.

If you have a recognized bachelor's degree, UBC may accept it.
If not, you’ll need to take the CELPIP General test.

What are the basic eligibility requirements?

Most provinces offer a labour mobility / challenge route, which replaces the full licensing program with one province-specific course or exam.

Can I use my BC licence in another province right away?

Usually no. You must apply for a licence in the new province. Exception – Ontario: Under “As of Right” mobility, you can begin working in Ontario for up to 6 months while your transfer application and challenge exam are in progress.

When is a good time to start a career in real estate? Should I start now if the market is down?

There is no such thing as a “perfect” market.

If you wait for interest rates to drop, inventory to rise, or the economy to feel stable, you could be waiting forever.

The truth is, any time is the right time to start — as long as you come in with the right mindset.

In fact, when the market is slower, it can actually be an advantage. You have more time to:

What should I expect on the UBC final exam?

The UBC Real Estate Trading Services Exam is a multiple-choice exam based on the textbook and course material provided by UBC. It consists of 100 questions, and you must score at least 70% to pass. GOBC helps you prepare with exam-focused mock exams that mirror the real exam format and cover the most tested topics. With GOBC tools, you will know when you are ready for your real exam!

What happens after I pass the UBC exam?

After passing the UBC exam, you’ll apply to the BC Financial Services Authority (BCFSA) to become licensed. GOBC also helps prepare you for next steps, like choosing a brokerage and understanding day-one requirements in the field.

Will I be able to add additional time, if needed, beyond the 4 months included in the full course?

If you follow the Study Plan that we provide, you will finish before 16 weeks. But Life happens and sometimes even 16 weeks is not enough. Extensions are available to current students who want to keep access to the full course for a longer period of time. This way, you can keep studying right up to the date of your exam, even if life gets in the way.

I’ve failed once… can this program still help me?

Absolutely! The program is effective for students at all stages of course study. UBC requires you to wait for 3 months after your failed attempt, which is a perfect opportunity to start the GOBC course and be ready to pass the exam when it’s time!

Do you guarantee success on the exam?

We’re proud of the fact that GOBC has the highest passing rate in the industry!

We can’t guarantee success on the exam (since we can’t control each individual’s level of commitment), but we have seen time and time again that students who follow our system and do the work pass the exam on the first try.

My exam is already booked. Can I complete this program in a shorter time frame?

Yes! Many of our students have finished the entire course in way less than 16 weeks but it depends on you and how much time you can devote to your studies.

Are the GOBC mock exams the same as the UBC main exam?

Our team is committed to keeping our mock exams as up-to-date and relevant as possible – this is the key to our high success rate. Questions are often worded differently on the UBC exams, but we teach you how to read the question carefully, understand what it’s asking, and use your course knowledge to answer confidently. That way, no matter how it’s worded, you’ll know how to answer.

How will I know when to book my exam date?

Your course prepares you! If you follow our study plan, learn the material, and complete everything in your course then you will be well prepared for your exam. The momentum builds during your course and the mock exams are the final step to REALLY prepare you for your exam day! You will have access to the end-of-course mock exams that prepare you to sit for the UBC exam. This is one of the best parts of the GOBC course.

Do you have a payment plan?

GOBC was the FIRST School in BC to offer payment plans + Zero interest!  At GOBC, we care about our students and want to make it affordable to everyone!

Do I need to do the UBC 1,000 Questions?

No, those questions will be given to you in a quiz format to practice with as well as select UBC assignment questions. Plus, you’ll get HINTS for each quiz question which explain why each option is correct or incorrect. Our students love this tool as they gain a full understanding of the material instead of just memorizing it.

Will I have help with submitting my UBC assignments?

We’ll show you exactly how to submit your required UBC assignments on time. (And it usually only takes 10 minutes!) GOBC guides you through each step so you don’t waste your time.

What if I choose the online-only option and I need more support?

To get more support, you can upgrade to live Zoom classes and ask your questions during class. You can upgrade and add the live Zoom classes to your account at any time during the first 10-weeks of the course.

Will I have access to instructors if I don’t understand a particular teaching style?

Each of our online videos are available with multiple instructors. You can choose to follow the style you understand best or you can do a mix and match of multiple instructors. Those who enroll in Live Zoom classes will also have access to their zoom instructor(s) to ask questions.

Can I manage this course around my work schedule?

Most of our students work or have other commitments alongside studying for the exam and love having a flexible study schedule with online access 24/7.

Can the course be done completely online?

Absolutely. This is the MOST popular option among GOBC students because of the flexibility and the option to watch your favourite instructor.

The program is designed to be effective no matter which options you choose, so you can choose what works best for your individual needs.

Please note that online access is restricted to Canada only. The course materials cannot be accessed outside of the country.

How long will it realistically take to complete the course?

It depends ENTIRELY on you and the time you can devote to your studies. GOBC’s course is designed to be finished in 10 to 14 weeks, but this can vary depending on each individual’s schedule, commitment, and learning skills. It’s completely self-paced, and you can study at your own speed. Some students accelerate their timeline with daily study; others take longer with part-time effort. We also modify our course anytime UBC modifies theirs, so this is subject to change over time.

What age do I have to be in order to get my real estate license?

19 is the legal age in BC to get licensed. We have students who take our course while they are still 18, pass the exam, and then apply for their license when they turn 19. (But be careful about starting too early because you must apply for your license within one year after passing your exam.) We also have students in their 70’s who pass their exams and have a successful real estate career!

Can I try the course first before I buy it?

We encourage you to TRY it before you buy it because we want you to feel completely confident about your purchase.

Do I have to take both UBC and GOBC courses to pass my exam?

UBC administers the licensing examination and the UBC real estate course is mandatory for getting your license. UBC registration is your first step.
