Basic Requirements

Before you begin, it's important to make sure you meet the eligibility criteria set by the BCFSA to qualify for real estate licensing in BC.
STEP 2

Register with UBC

Mandatory step. You must register through the UBC Sauder School of Business to start the process. Without UBC registration, you cannot take & pass the BC exam that is required before applying to the BC Financial Services Authority (BCFSA) for licensing.
STEP 3

Fast-Track Your Learning with GOBC

Optional step. GOBC offers a simplified video-based course for students who prefer watching lessons instead of reading the full UBC textbook. With clear videos and practice tests, you can study smarter, move through the material faster, and be ready for the exam sooner.
STEP 4

Satisfy the English Requirement

Before booking your UBC exam, you will have to meet an English language proficiency requirement (ELPR) by sending education records or taking the CELPIP test. Can be done anywhere in Canada.
STEP 5

Pass the UBC Exam

Your next milestone is to pass the UBC Sauder exam with at least 70%. You’ll have only two attempts, but if you follow the GOBC system, you’ll be fully prepared to pass on your first try. Out-of-province students have an option to write the exam locally via Special Examination Centre option (cost: $350)
STEP 6

Register for the Applied Practice Course (APC)

APC is part of the BC licensing process. If you plan to transfer to Ontario, it’s best to do so soon after getting licensed in BC. Once you’re registered in Ontario, you won’t need to complete the remaining APC requirements in BC. (APC cost: $875)
STEP 7

Join a BC Brokerage & Get Licensed

After passing the UBC exam, your brokerage will apply to BCFSA for your license. Once approved, you become a licensed real estate professional in BC.  BCFSA licensing fee: approximately $1,500 -charged for a fixed 2-year licensing term ($62.50/month ). At this stage, you now hold a BC real estate license, which allows you to apply for an interprovincial transfer to Ontario.

Important:If you transfer quickly and cancel your BC license, you may receive a prorated refund for unused time.
For example, if a student:
1- Gets licensed in BC
2- Transfers to Ontario within 2 months
3- Cancels their BC license
They may receive a refund for the remaining months of the licensing term ($1,500- $125 (62.50 X 2)= $1,375 refund
STEP 8

Transfer Your License to Ontario

After obtaining your BC license, apply to the Real Estate Council of Ontario (RECO) under the interprovincial labour mobility pathway. RECO is Ontario's regulator responsible for overseeing real estate professionals and ensuring compliance with provincial legislation. Once you’re registered in Ontario, you must join a brokerage to begin trading in real estate. In Ontario, real estate agents are required to be employed by a real estate brokerage in order to legally trade in real estate. Brokers play a key role in supervising agents’ activities and ensuring compliance with regulatory requirements set by RECO. Each real estate brokerage may offer different training and professional development opportunities for new agents, so it’s important to consider these factors when selecting where to work. To finalize your registration, you must submit your application and all required documents to RECO.  You can start working immediately
STEP 9

Pass the Ontario Interprovincial Challenge Exam

Within 6 months, you need to pass this exam, and you have unlimited re-writes ($115-139 est per exam attempt). With GOBC support, most students prepare and pass this exam efficiently while already working.
STEP 10

Receive Your Ontario Real Estate Registration

After passing the challenge exam and completing the application process, you cannot proceed with trading in real estate until your application is approved and you are registered with RECO. Only once you are officially registered can you legally trade in real estate—this includes buying or selling properties as a real estate professional in Ontario. As part of the registration process, you will need to sign the necessary documents and agreements required by RECO. Once approved and registered, you can begin working as a real estate salesperson in Ontario. CONGRATS!
